How our figures are worked out
The calculator, rate tables and worked examples on this site use published HMRC rates, last verified on 13 September 2026. Rates and rules can change, and an estimate is only as accurate as the figures you put in.
What the calculator does not cover
The calculator does not cover:
- property owned through a limited company
- non-resident landlords
- overseas property
- Capital Gains Tax
- savings and dividend income
- pension contributions
- Gift Aid
If any of these apply to you, your tax could be different from our estimate.
Future tax years
Estimates for future tax years may include assumed figures where Scottish or Welsh rates have not yet been set. These estimates may change once the rates are confirmed.
